A mortgage pre-approval denial feels final. It usually is not. Most denials come down to one thing, and most of those move with time or a change you can make.

The first step is finding out which one. Under the Equal Credit Opportunity Act you are entitled to be told the reason.

The reasons

What usually causes a denial

×Debt-to-income above the limitYour monthly debt payments leave no room for a housing payment within program rules.
×Income that cannot be documentedCash work, or self-employed income reduced by deductions on your tax returns.
×Recent bankruptcy or foreclosureStill inside its waiting period. The clock generally runs from discharge, not from filing.
×Not enough credit historyA thin file with too few accounts for a score to be generated.
×Unresolved collections, judgments or tax liensThese usually have to be settled before a file can move forward.
×Insufficient funds after closingEnough for the down payment but nothing left, which fails the reserves test.

Your rights

What you are entitled to ask for

A specific reason

Under the Equal Credit Opportunity Act, a lender who declines you must say why, or tell you how to ask. A vague answer is not enough.

Your credit report

If credit was a factor you are entitled to a free copy from the bureau used. Check it for errors before doing anything else.

A second opinion

Program floors are not the same as lender rules. A lender wanting 640 on an FHA loan the program allows at 580 is common. Another lender may say yes.

Time

Almost nothing on this page is permanent. Most of it is a waiting period or a number that moves.

Questions

Common questions

Why was my mortgage pre-approval denied?

Usually one specific reason: a debt-to-income ratio above program limits, income that cannot be documented, a recent bankruptcy or foreclosure inside its waiting period, or unresolved collections and tax liens.

Can I be denied after being pre-approved?

Yes. A low appraisal, new debt, a job change or an unsatisfied condition can all unwind an approval before closing.

How long should I wait before trying again?

It depends on the reason. Paying down a card can move your ratio in one billing cycle. A bankruptcy waiting period runs for years.

Does a denial hurt my credit score?

The denial itself does not. Any hard inquiry made during the application may have a small effect.

Should I try a different lender?

Often worth it. Lenders add their own requirements on top of program minimums, so one may decline a file another would accept.
