A prequalification is an estimate. You tell a lender what you earn and what you owe, and they tell you roughly what that supports. Nothing is checked.

A pre-approval is the same output with the inputs verified against real data, including your assets, your debt-to-income ratio and your credit position. That single difference is why one holds up when a listing agent calls and the other often does not.

Offer day

Why agents treat them differently

The listing agent calls the lender

They ask two things. Is the letter real, and how solid is this buyer. A verified letter answers both in under a minute.

Multiple offers get compared on financing

At the same price, verified beats unverified. Sometimes it wins from slightly behind.

A prequal can be worth very little

If nothing was checked, the number is only as good as what the buyer typed. Experienced agents know that.

Which one

When a prequalification is still useful

A prequal is fine when

  • You are months away from buying and want a rough figure
  • You are testing whether a price range is realistic at all
  • You want a number before sharing any financial detail

You need a pre-approval when

  • You are booking viewings
  • You are about to write an offer
  • You are competing against other buyers
  • An agent has asked you for proof of funds

Watch the wording

The words lenders use are not standardised

There is no legal definition of either term, and that causes real confusion.

Some lenders call a soft-pull estimate a pre-approval. Some call a fully verified assessment a prequalification. A few use preapproval and pre-qualification interchangeably in the same document.

So do not judge by the label. Ask one question instead: was my income and were my assets actually verified, or did someone take my word for it? That answer decides whether the letter survives a call from a listing agent.

If a lender cannot answer it plainly, that itself tells you something. What a verified letter looks like line by line.

Questions

Common questions

What is the difference between pre-approval and prequalification?

A prequalification is based on figures you state yourself. A pre-approval is based on income and assets that have been verified. Only one of them holds up when a listing agent calls to check.

Is a prequalification worth getting?

It is useful early on for a rough range. It is not enough once you are viewing homes or writing offers.

Does a prequalification affect my credit?

Usually it involves a soft inquiry, which does not affect your score. A full pre-approval elsewhere often involves a hard inquiry. With Preqly there is no inquiry at this stage.

Can I go straight to a pre-approval?

Yes, and there is little reason not to. It takes about 90 seconds and there is no credit check.

Will a seller accept a prequalification letter?

Some will. In a competitive market many will not, because it proves considerably less about the buyer.
