Conditional approval
Where it sits in the process
Underwriting and closing explained by the Consumer Financial Protection Bureau.
Conditional approval means an underwriter has reviewed your file and approved the loan, provided you supply or resolve a specific list of items first.
It is a real approval, not a maybe. But it is not final until every condition on that list is signed off.
The list
What a condition usually is
Most are administrative rather than a judgement on whether you qualify.
A missing document
A bank statement page, a signed disclosure, a pay stub that arrived after the file was pulled.
A letter of explanation
A deposit that is not payroll, a gap in employment, a late payment two years ago. You explain it in writing.
Something the appraisal raised
A repair the appraiser flagged, or a second opinion on value. This one can genuinely delay a closing.
A verification
Employment confirmed by phone, or a title search coming back clean. Usually nothing for you to do.
Being clear
Conditional approval is not clear to close
People hear approved and start booking movers. It is worth being precise about the difference.
Pre-approval
Income and assets verified before you found a property. No underwriter has read your full file yet.
Conditional approval
An underwriter has read it and said yes, subject to the list. You are close, but the list is real.
Clear to close
Every condition satisfied. Credit and employment get one last check days before you sign.
A file can still fall over between conditional approval and closing. New debt, a job change or an unexplained deposit are the three that do it most often.
Your part
How to clear conditions fast
Return everything the same day
This is the single biggest lever you have over your closing date. A request sitting in your inbox for three days adds three days.
Send complete documents
Every page of a bank statement, including the blank ones. Partial statements get rejected and the request comes back.
Ask for the list in writing
Then ask weekly which items are still open. A shrinking list means progress. A growing one means ask why.
Change nothing financially
No new accounts, no large purchases, no job moves. Credit is re-checked before closing and whatever it shows then is what counts.
Not there yet?
A verified pre-approval takes about 90 seconds and involves no credit inquiry.

Common questions
What does conditionally approved mean on a mortgage?
An underwriter has reviewed your file and approved the loan, subject to a specific list of items you need to supply or resolve. It is a real approval, but not a final one.
How long does conditional approval last before closing?
Usually two to three weeks, though it depends entirely on how quickly the conditions are cleared. Returning document requests the same day is the biggest factor you control.
Can a loan be denied after conditional approval?
Yes. A low appraisal, new debt, a job change or an unsatisfied condition can all unwind it. Credit and employment are re-checked days before closing.
How many conditions is normal?
Five to fifteen is typical. More complex files, particularly self-employed ones, tend to carry more. The number matters less than whether the list is shrinking.
Is conditional approval the same as clear to close?
No. Clear to close comes after every condition has been satisfied and signed off. Conditional approval is the stage before that.
